Property To Let
We advertise and promote properties to secure suitable tenants and references would be taken up where necessary, including work (if applicable), Bank or Personal. These would be forwarded to you for approval.
We would then arrange for the tenancy documentation to be drafted, the charges of which are borne by the tenants. The signed Tenants Copy is stamped and a copy or original forwarded to you as directed. In respect of the tenancy we would need to know the full name of the Landlord etc. and any unusual terms such as smoking, children, pets etc. The length of term can be from one month upwards but we normally deal with six and twelve month periods. We also serve the necessary possession notices where you require the premises back at the end of the term granted.
We would arrange to put the Services / Council Tax in the tenant's name and thereafter deal with any repairs / faults and arrange minor repairs and obtain quotes for larger repairs subject to your approval. Rents would be collected from the tenant and statements sent to you either monthly or quarterly and monies either paid to an account or cheques sent to you as directed.
An inventory of the property and contents is prepared by us and monitored at the commencement and end of each tenancy, for which a nominal fee is charged...
